New Home BER
If your planning permission was applied for on or after 1st January 2007 or your build was not substantially complete (to wall plate level) on or before 30th June 2008 then prior to occupancy you will be required to have a Building Energy Rating (BER) carried out.
It is important to have the BER assessment carried out as early as possible in the build so that informed decisions can be made at the design stage and the most effective use is made of your spend on energy efficient materials and technologies. You can look through some of the thermal images in our Thermal Analysis section to see some of common problems we have found in building fabric elements.
We provide the Building Energy Rating service and are happy to work with you and let you know the impact of different insulation levels and technologies will have on the rating you will receive.

- All our BER certificates are covered by the SEI recommended level of Professional Indemnity insurance for the 10 year duration of the certificate
- Each assessment is checked by a Quality Auditor after completion by the Assessor to ensure quality and consistency of the BER assessment
All Properties
A Provisional BER certificate is sometimes requested by planning authorities at planning application stage. We can carry out this provisional BER certification with a specification defined by you or with our recommended specification for your property type.
Provisional BER certificate €225
A final BER certificate will be required when the build is complete and this can include updates to the provisional specification if required.
Final BER certificate €75
Alternatively, if you have not decided what specification to use for your property or you have a specific target BER you would like to achieve then we can provide you with an all inclusive consultancy service which includes trying various types of heating systems, levels of insulation, construction types, window/door types, solar or other renewable energy systems, heat recovery ventilation etc. to achieve your desired result of the most cost effective energy efficient home for you. This all inclusive service costs €375 inclusive of all taxes and charges.
